Karen Beattie is the founder of Night Owl Estate Sales and a trusted advisor for individuals and families navigating downsizing, estate settlements, life transitions, and the often overwhelming process of determining what comes next.
With more than 16 years of executive leadership experience overseeing operations, sales, and large teams, combined with founding and directing Night Owl Estate Sales for going on 6 years now, Karen brings a unique blend of business expertise, practical guidance, and compassionate support to every client she serves.
Today, Karen's role is not to conduct estate sales herself, but to help clients gain clarity and confidence before making important decisions. Through personalized consultations, she helps families understand the potential value of belongings, evaluate available options, develop a downsizing strategy, and connect with trusted professionals best suited to their unique needs and goals.
Karen believes that every transition deserves thoughtful guidance, honest advice, and a personalized approach. Her goal is to help clients move forward with less stress, greater confidence, and a clear plan for what comes next.

Karen and her team were the best. Karen gave us options every step of the way. Choices that fit our situation. Her team was kind and gentle, helping us sort and pack. Things I would have tossed were found to be worth something with their expert eyes and knowledge . Karen took every avenue possible to sell everything she could . She used a warehouse for a massive sale, Instagram and Facebook for online sales and consignment for some things. Karen did everything she said she would and more. She exceeded our expectations. Karen and her team are outstanding! We had a month to downsize from our two-story home with full basement and garage to an apartment due to a quick sale. She managed to find a way to make it work with an offsite warehouse and a partnership with other sellers to meet our timeline to clear the home.
Karen is well organized, professional, knowledgeable, wonderful to work with and got better results than we could've hoped. She listens and follows through. She even kept some items afterwards for consignment that didn't sell the first time. It made our move to another state with a short turnaround much less stressful!

Karen at Night Owl Estate Sales did an awesome job on our estate sale! She and her staff did a great job going through all the contents and pricing everything to get it ready for the big weekend. They handled the buyer traffic very well during the three day sale and took great care not to disrupt the neighborhood and to mind local parking rules.
